A conventional tank generally lasts eight to twelve years, and tankless units longer. Hard water shortens that at the bottom end of the range, which is common in the Treasure Valley, because scale builds on the element or heat exchanger and makes the unit work harder for the same output.
Should I repair or replace?
As a rule of thumb, repair a unit in the first half of its expected life and replace one in the second half, especially if the repair is a major component. We will tell you the age of your unit and what we would do in your position. A tank leaking from the body itself is always a replacement, because that is the tank failing, not a part.
Is tankless worth it?
It depends on your hot water pattern and what the install requires. Tankless units last longer and do not run out, but they need adequate gas supply and new venting, so the installed cost is higher than a like-for-like tank swap. We will price both so you can compare real numbers rather than generalities.
